Senior Block Manager (Part-Home Based)

Location: Luton

Salary: £50,000-£60,000pa

One Property Recruitment are working with a growing managing agent in the Luton area to oversee a portfolio of 350 units, all within 10 miles of the office. Due to a steady growth period and solid reputation, my client is growing the stock that they manage and have had a number of blocks handover in the past few weeks. Their core focus is on a local and bespoke service that they can offer to their clients and they operate within the immediate area exclusively. You will be joining the business as a Senior Block Property Manager, reporting into the Directors and working closely with them on the continued growth of the business. Whilst you will have a key hand to play in this development, you will also have 3 team members under your direct report. My client is very much looking for someone who can join the business now to get a thorough understanding of how they operate and be on a clear pathway to progress to head up the block management department, a position that is currently split amongst the Directors. The core duties of this role are:

 

  • Management of your portfolio, including regular site inspections
  • Reporting into the Directors, working closely with them on the business growth
  • Hire and lead the team as the business expands
  • Set and manage the service charge budgets for your portfolio as well as year-end accounts
  • Liaise with key stakeholders, building a valuable rapport
  • Oversee contractors, ensuring they have the correct permits to work
  • Ensure your portfolio is continuously compliant and up-to-date with relevant leasehold legalities and fire regulations

 

This position is a hybrid between office and home working, which you can dictate to as you see fit in your diary. You are encouraged to be out on site, meeting with the clients directly and having a presence on your portfolio regularly. This is a real part of the local and bespoke service that they focus on and portfolio sizes will always be a direct reflection of this, ensuring you can split your time accordingly. I’m looking for someone with the following attributes:

 

  • AIRPM/MIRPM qualified ideally
  • 4+ relevant block management experience
  • Proven experience with high-end clients
  • Highly organised and career motivated
  • A natural leader with a drive to progress into management long-term

 

Salary – £50,000-£60,000pa
