I don’t steal

Over the past few years, the BTR sector has evolved from a niche concept into one of the most dynamic and fast growing areas of the UK property market. As a Senior Consultant at One Property Recruitment specialising in BTR, I’ve had a front row seat to this transformation, and it’s been nothing short of remarkable.
A Sector Born from Changing Lifestyles
The BTR model emerged in response to shifting tenant expectations. Today’s renters aren’t just looking for a roof over their heads, they’re seeking community, convenience, and quality. BTR developments deliver on all three, offering professionally managed homes with amenities like co-working spaces, gyms, rooftop gardens, and concierge services.
This lifestyle focused approach has resonated particularly well with young professionals, remote workers, and urban dwellers who value flexibility and experience over ownership.
Growth Fuelled by Investment and Innovation
Institutional investment has played a huge role in BTR’s rise. Major players from pension funds to global real estate firms, have poured billions into the sector, recognising its long term potential. According to industry reports, the number of completed BTR homes in the UK has more than doubled in the last five years, with thousands more in the pipeline.
Innovation has also been key. Developers are increasingly embracing smart technology, sustainable design, and mixed-use schemes that blend residential, retail, and leisure spaces. The result? Vibrant communities that feel more like boutique hotels than traditional rental blocks.
Recruitment Challenges and Opportunities
With growth, comes demand for talent. At OPR, we’ve seen a surge in hiring across all levels, from Resident Services Managers and Leasing Associates to Heads of Operations and Asset Managers. The sector’s emphasis on customer experience means that soft skills, hospitality backgrounds, and a proactive mindset are more valuable than ever.
We’re proud to support BTR operators in finding the right people to drive their developments forward. Whether it’s launching a new site or scaling a portfolio, recruitment is a critical piece of the puzzle.
What’s Next for BTR?
Looking ahead, the sector shows no signs of slowing. Regional cities like Manchester, Birmingham, and Leeds are becoming BTR hotspots, while sub sectors like Co-Living and PBSA are gaining traction. Sustainability, affordability, and community engagement will be key themes shaping the next wave of developments.
As someone deeply embedded in this space, I believe BTR is more than a trend, it’s a movement redefining how we live, work, and connect.
