      Residential Block Manager – East London



      One Property Recruitment are working on an exclusive search for a residential block manager, to join one of our rapidly growing clients based in East London and become part of their reputable team.


      A true highlight of this position is team setup and support around you as the block manager, which is in place to ensure you align with the service delivery expectations of the clients.  In addition, you will also be offered excellent flexibility around both home/office working AND working hours.


      As a block manager, you will be responsible for managing a portfolio which is all based in greater London (within the M25), which is all accessible via TFL and as such, will reduce your weekly travelling time to site visits.  Core duties of the position include:


      • Regular site visits per management agreement and inspections, actioning any maintenance issues identified.
      • Checking compliance with lease terms and statutory requirements.
      • Arrange and organise AGM’s and board meetings.
      • Management of S20 major works projects and communications with leaseholders
      • Preparing annual service charge budget, expenditure report and capex plans
      • Chair at board meetings, as appropriate
      • Minute take in AGM’s and Board meetings as required.
      • Hiring, supervising, and appraising any staff employed in the portfolio.
      • Maintaining the property and ensuring regular building upkeep, addressing tenant complaints, completing repairs, and contracting maintenance companies as required.
      • Enforcing occupancy rules via tenant handbooks etc.
      • Preparation of managing agent reports for relevant stakeholders.
      • Liaising and meeting with the clients/directors and contractors of managed properties
      • Ensure Health and Safety Audit actions are adhered.

      I am looking to speak with individuals with the following skillset:


      • AIRPM qualified or above
      • A proven track record of managing a leasehold portfolio
